The project is an overview of a development/investment. Included -physical description of site, market analysis, financial feasibility study, and marketing plan. You are presenting to a committee for either equity participation, debt, or both! Have fun with this assignment – We are here to learn- Be creative- Projects should range from 5,000,000 to 35,000,000 in costs. Assignment is geared for the early career Developers!
• Development objective – grocery store on the first floor, residential units with city views above the ground floor(swimming pool, roof top,gym…), shared working space
• Site analysis-
o Identify the site’s location.
o Overall description of site (buffers, parking, walkway, building location etc.).
o Describe the physical make-up of the building.
o Environmental conditions – noises, smells/odors, light, air, open space, condition of improvement etc.
o Describe surrounding uses and their impact, if any- positive or negative!
o Describe the uses and key features within view from the site.
o Highlight any major elements impacting the site in the surrounding area (train station, garbage compost/recycling center, shopping, post office etc.) Determine whether these aspects are positive or negative to the site.
o Access and distance to major roadways, transportation hubs, occupational centers, recreation, etc.
o Rate topics: Excellent – Good –Average or Fair – Poor.
o Include pictures and identify site on a location map.
o Use points – east, west, north, south to describe locations and directions to important relevant destinations.
o Distance – time – mode (walk, subway, car etc.)
